We are a certified Trane furnace installer and we always recommend installing this brand. The biggest reason is that they will warranty the labor installation costs as well as the parts. Most other furnace brands only cover some replacement parts.
We’re ready and on call to provide service for natural gas, electric, and even older oil furnaces. The average lifespan of a furnace is roughly 20 years. Even with the best preventative maintenance, within that lifetime a common problem can occur.

The Best in Furnace Repair
When your furnace stops or doesn’t work, don’t panic, call Lillie Family Heating. Your family’s comfort & safety is our number one priority. Lillie Family offers 24hr emergency furnace repairs with licensed technicians who can quickly identify and solve any problem—no matter how large or extensive it is.
We often receive emergency calls from people looking to get a service in the middle of the night, or outside of our regular office hours. When this happens, no matter who you call, they may not have the parts needed to fix your furnace. This is because the plumbing supplier company is closed.
This is where the Lillie Family Heating & Plumbing company has earned our reputation for being a trusted and reliable plumbing company. After asking you a few questions to better understand your situation, we’ll let you know if can help you fix it. However, if it is late and our plumbing supplier is closed, we might recommend that you bundle up at night (if its not too cold overnight) and wait until the next business day so that we can properly repair your furnace the first time we visit your home or office. This saves you from paying a plumber to visit your home twice!
Regular furnace maintenance can reduce major malfunctions or damage and keep things running smoothly for the life of your appliance.
Having an annual maintenance done can help prevent potential failure on the coldest days when heating is required most. Typically we see several issues in the Spring and Fall on days when it is cold in the mornings and it warms up in the afternoons. This will make your furnace work harder by turning on and off often during the day.
We recommend scheduling furnace maintenance service once a year for all electric and gas furnaces. We have a complete checklist that is checked every time you call for your annual maintenance. We only send out service technicians with gas tickets who are highly trained for your heating equipment.
Simple ways of helping your family stay safe is by keeping your furnace room or mechanical room uncluttered. This room should be clear of combustible materials or any fire hazards close to the furnace. Replace filters regularly, ideally every 3 months maximum. Keep an eye and ear out for any signs of malfunction—neglecting problems only makes them worse.
Sometimes the costs of repairs, especially with older units, may be higher than replacing it completely. If this is the case, we can advise you on the best new appliance for your home to meet your needs. Newer high-efficiency models can save you money over the long term and help keep your family safe from harmful emissions.
For a new furnace quote, please call us, or fill out our form and we’ll be happy to provide you with a rough estimate. Please keep in mind that we will not be able to provide you with an exact cost of a furnace because every home has different elements that will change the cost of furnace installation.
Forced-air heating is an appliance that uses natural gas and conducts warm air through ductwork and vents to throughout your house. If you have circle or rectangle vents in your flooring or ceiling that blows air out of it, you have ‘forced air’ heating.
The main components of a force air system includes an air filter, blower, heat exchanger and a thermostat that is used to control the temperature in your home.
Single Stage Furnace
This type of furnace is among the least expensive types of heating systems available to purchase due to its basic function and relatively inefficient energy consumption rate. The single stage furnace is named so due to the fact that it has a single gas flame that is either ignited when the unit is running, or extinguished when the unit is off. The unit switches on when the thermostat indicates the temperature has fallen below a desired level, and it remains on until the thermostat reads the temperature has reached the desired level.
2-Stage (dual stage) Gas Furnace
Unlike the single stage unit, a two stage, or dual stage furnace system keeps a flame on at all times, even when the unit is on but not generating heat. This goes a long way towards improving the overall efficiency of this unit, and even allows the furnace to run more quietly, since it never needs to reignite the gas flame once it has been activated.
Variable (modulating) Furnace
The final major furnace model is known as a variable or modulating furnace. This furnace does a great job of maintaining a constant temperature throughout your property by making small, frequent temperature adjustments rather than waiting for the temperature to completely drop.
As a result, these furnaces are among the most energy efficient models you can purchase today.
Common Furnace Repairs:
- Unreliable heating – Many home and business owners mistake furnace issues for a problem with their thermostats. You can avoid a much more costly expense by having the heating experts at Lillie Family Heating and Plumbing perform regular furnace tune-ups.
- Poor air quality – If your furnace needs expert care, you may very well experience irritating health issues like dry skins and sore throats. A properly functioning furnace should maintain pleasant humidity levels and deliver clean, warm air with no dust.
- Multiple streams of expense – Old or inefficient furnaces can quickly add to your energy bills, costing you a steadily increasing amount of money until you finally get the problem fixed.
If you hear rattling or knocking, scraping sounds, or see a flickering or yellow pilot light inside your furnace… you need to call a professional plumber fast. Don’t wait until the problem gets bigger and costs even more to repair.
REMEMBER: If you smell rotten eggs; Get out of your home and dial 911!
Most home owners can prevent furnace issues with proper care and maintenance. However, residents don’t fully understand how to properly care for their furnace and fail to replace the air filter on a regular basis, as a result, straining your appliance even more.
At Lillie Family Heating and Plumbing, we provide home and business owners in Vancouver & Kelowna with annual inspections to extend the life of their furnace and prevent minor issues from becoming bigger, more expensive problems.
Our technicians are licensed, bonded, and insured for your safety and peace of mind.
